Services Include 

  • Assist Property Owner in determining market rent for property. 

  • Place Advertisement for rental property

  • Show Property to prospective tenants

    • We have a licensed property manager to show the rental property for every showing. We do not check out keys and let the prospective tenant access the property on their own.  

  • Tenant Screening

    • Application process to include Background, Credit & Reference Checks and Income verification.

  • Tenant placement after application approval

    • deposit agreement, lease agreement, statement of conditions

  • Document condition of property prior to tenant move in

    • written form, video, photos

  • Collect Tenant payments

    • monthly rent, security deposits, etc.

  • Disburse rental income to property owners monthly. 

  • Address repair or maintenance issues to include hiring appropriate trades persons to perform repairs

  • Manage lease renewals or lease term changes

  • Manage move out procedures to include move out inspections

  • Manage any repairs or maintenance needed while property is occupied by tenant or after tenant move out and prepare property to be re-rented

  • If tenant damage at move out then arrange and manage repairs and/or cleaning needed and deduct from tenant's deposit. 

  • Provide owner with Income/Expense accounting at year end. 

If Property Owners are in need of a service not included in this list, we are open in discussing customized services to fit an individual property or owner's needs.  

Our company specializes in long term property management and does not offer services for short term (less than 6 months), nightly or vacation rentals.
